If you were to create a retreat or retreat center, what would it

When I create a retreat center it will be similar to Rhinebeck in NY but be have more affordable classes, tuition, workshops for people who want to attend but lack the finances at the time.  There is no reason a financially poor person should be prohibited from attending.  Where there is a will there is a way to give them access. 
As ffor location.. I am not sure.  I am thinking the Southern MD area (since that is where I live now -smile)  But we shall see.
What would I offer?
